Tierra Linda Oeste Subdivision
Phoenix, AZ
This project consisted of site development of an approximately 5 acre site for a future 25 home community for low income home owners. Site development included all earthwork and grading to prepare 25 building pads, installation of all underground domestic water, fire lines and fire hydrants, sewer main, manholes, sewer services and electric, telephone and cable services for the 25 future homes. Construction also included installation of curbs, curb and gutters, sidewalks, masonry, stucco walls, and paving of streets including partial paving of 45th Avenue. The project also included interface with all utility companies and City of Phoenix Public Works Department to make all final utility tie-ins and hook-ups. All landscape and irrigation at the community’s main entrance was also included |

Auriemmo’s Rio Rico Center
Rio Rico, AZ
The Rio Rico Center project consisted of the complete development of a 15,000 SF commercial center building including site development and infrastructure. The site development included earthwork and grading, asphalt paving, parking lot striping, signage, landscaping, irrigation, dumpster enclosure, marquee sign structure, curbing and retaining wall plus sidewalks and stoops. The site development also included site utilities for sewer, domestic water, fire sprinkler, fire hydrant, electric, gas, telephone and cable utilities. The building structure is constructed of 8”x8” x16” grey CMU with parapet walls and a 2 coat stucco system. The roof structure is comprised of wood/metal joists with wood decking and includes a modified membrane roof system. Exposed concrete slabs were left for tenant improvement, but approximately 4,000 SF was totally completed with metal stud demising walls, lighting, and all electrical. A portion of the build-out includes men’s and women’s public restrooms. The entry porch is constructed of Rough Sawn timber, while the porch roof structure is a copper colored standing seam metal roof. The special features of this project include a large entry courtyard with fountain and 24’ high entry tower.

Tubac Village Shops
Tubac, AZ
This project consisted of additions, remodel and renovation of an existing historical building in historic Old Tubac Village. The project included renovation and remodel of the existing 7,200 SF adobe building and an addition of 5,500 SF of new building. Initial work included demolition of existing porches, some roof structures, walls, exterior adobe patio walls, fountains, patios, trees, and existing utilities which included a septic tank and leach field. Earthwork and grading was performed for the new addition and also included all new utility hook-ups. The renovation of the existing building included new adobe colored slump block veneer walls and Grey CMU block veneer, parapet walls, two coat stucco on grey CMU. Exterior porches, patios and pergolas are all framed in rough sawn lumber. The existing exposed roof structure required reframing in selected areas; other roof areas required additional reinforcing of beams and rafters. The new addition consists of grey CMU block and adobe colored slump block. The roof structure is wood trusses with wood decking. The completed facility is divided into 6 renovated and new lease spaces. Other features include commercial aluminum windows and aluminum storefront entrances. The interior of the facility is a shell space and has 6 completely finished restrooms for each lease area. The entire new facility has a completely operational fire sprinkler system. The entire 12,700 SF of the completed facility also has a new membrane roof system. All elevations depict the old Spanish/Mexican architecture with arches, fountains, walk-thru breezeways, benches and rustic style light fixtures. |

Tenant Improvements at Plaza de Anza Building "B"
Tubac, AZ
This project consisted of complete tenant improvements and build-out of an existing 4,125 SF building. Construction involved the complete installation of underground plumbing and electrical, placement of colored concrete floor with a 5’ x 5’ scored diagonal pattern. The build-out consisted of 5 separate lease spaces. Lease spaces 1, 4, and 5 consisted of office areas with metal stud framing of interior walls and A/C ductwork connected to the existing shell work A/C units. The project included insulation throughout for ceilings and walls, including sound insulation of demising walls. The job also involved installation of suspended acoustical ceilings drop in light fixtures throughout, metal door frames with custom solid core wood doors, all new drywall, new paint finishes and cabinets and casework. The project also included new public restrooms and common areas that included a conference room and a mechanical room. Lease space 2 was completed and converted into a retail furniture area. Lease space 3 was converted into a Hair Salon with all plumbing and electrical required for salon equipment. The project also included custom cabinets and casework with sinks, washer/dryer unit, reception counter casework and custom display cases. Other project features included exposed spiral ductwork with custom lighting throughout and an exposed painted roof structure. |

Nob Hill Market & Gourmet Dining Restaurant Tenant Improvements
Tubac, AZ
Construction of this project consisted of complete Tenant Improvements and build-out of an existing 5,200 SF masonry building. The finished interior build-out was completed and converted into a gourmet market and fine dining restaurant with full kitchen and public restroom facilities. All underground plumbing, sewer and electrical were installed. A colored concrete floor was also installed with 5’x 5’ scored diagonal joints. Construction included metal stud framing throughout with textured drywall finishes in the market, offices, restaurant, and common areas. The kitchen included all kitchen equipment including walk-in freezer and cooler, exhaust hoods with make-up air units, stainless and FRP wall panels and a vinyl suspended ceiling system with drop-in lighting. The market area also included spiral HVAC ductwork with exposed roof structure. The entire interior was insulated throughout, including exposed roof structure and covered with a black vinyl vapor barrier blanket. Market area also included special custom lighting throughout and as well as lighting for specific display areas. The entryway leading to both the market and the restaurant has a travertine tile floor with a high exposed ceiling structure with a custom chandelier at the center. A custom made copper finish metal bar was installed in the reception area for restaurant patrons. The restaurant area also included exposed ceilings, plus it included a partial open grind suspended ceiling system finished in a custom color as well as custom lighting and custom wall finishes throughout.

Mastick Plaza Phase II: Shell Buildings A & B
Nogales, AZ
This project consisted of the construction of 2 masonry shell buildings to be used as office and retail space. Building A was approximately 4,348 SF and building B was 3,753 SF Each building was constructed of split face masonry block and regular grey masonry block. The roof structures were constructed of wood joists and wood decks with masonry parapet walls with a covered walkway joining both buildings. Each building had a built-up room system and the covered walkway was roofed with a standing seam metal roof system. The project also included the installation of all site utilities, while other site improvements included parking lot curbs, asphalt paving and striping and signage. Sidewalks below all covered walkway areas were a salt finish concrete. Both buildings included a fire sprinkler system. Construction of Building A included underground plumbing and electrical with placement of a 4” concrete slab and also included wall and ceiling insulation. Both buildings’ masonry walls were stained to match the surrounding existing buildings and the covered walkway had a painted wood tongue and groove ceiling throughout.
